How do we create places where people don’t just live, they move forward?

2025 has been another year of clarity. It wasn’t the year we grew fast. It was the year we grew right.

Our B Corp Annual Impact Report 2025-26 shares what happened when we built homes designed around the real lives of the people who live in them: calmer days, stronger relationships, greater independence and long-term stability. It also looks back at earlier schemes we revisited, to see whether the impact lasts.

Highlights from this year

• 180+ residents housed across 53 projects, with 100% occupancy of all homes delivered to date
• 9.2 average Net Promoter Score from partners
• c.£2 million a year saved at Project MM, where weekly cost of care fell from £52,000 to £14,000 and staffing ratios from 6:1 to 3:1
• Four new projects (Little Wonder, Coombe, Guildhall and Anchor), each shaped around the needs of its residents and partners
• Three earlier schemes revisited (MM, Parkfield and West Street), where homes are still doing exactly what they were built to do
• B Corp certified since September 2024, with a B Impact Assessment score of 93.4
• EPC B as the minimum rating on all projects now delivered
