The works included
Modification of an existing property to create two new ensuite bedrooms by constructing partitions and a service room. The entire property was decorated, and two layers of 150mm insulation were added to the roof space.
All existing windows were refurbished to ensure they function properly, and opening restrictors and new locks were added to all opening casements.
External lighting was installed, featuring both switch and PIR controls, to illuminate all external walkways and property entrances. Faceplates on all accessories were made anti-tamper and impact resistant.
A new boiler was installed to provide on-demand hot water and thermostatically controlled heating via radiators for the entire property.
Taps and showers were equipped with temperature regulation for tenant safety. In-line standalone extraction systems were included in all bathrooms to ensure effective moisture removal, with overrun capabilities.
A fire alarm system was installed as per the Fire Strategy, ensuring the correct placement of detection and alerting points. The door entry release was linked to the fire alarm system with an agreed delay period.
Motion sensors were used for lighting in the hall, while dimmer switches were installed in living, dining, and residents' bedroom areas. Internal and external emergency lighting with emergency signage was also set up.
Bio-clad wall panelling was installed in bathrooms, en-suites, and kitchen splashbacks, and bathroom accessories were added according to the specified requirements.
A complete rewire was carried out throughout the property, using metal faceplates with anti-tamper screws.
New UPVC rainwater goods were fitted to the front and rear elevations of the property. New vent tiles were added to the roof for mechanical extraction purposes, and new SVPs were installed in the en-suites.
A 6-foot-high external fence was erected at the rear of the garden, along with a full-height timber gate. The condition of the existing planter was assessed, and any loose bricks were fixed to enhance safety.
The kitchen was furnished with white furniture and new appliances, and Altro flooring was laid. The floors were levelled to eliminate level differences or trip hazards between rooms.
